Some places you walk onto and you just know. Stand on the deck here early with your coffee, watch the mist sit on Hendrickson Marsh and the geese come up off the water, and you will understand why this one is different. Just over three acres with what may be the finest view in Story County, and more than 800 acres of public state ground right at your back door to hunt, fish, and roam whenever the mood strikes, with not one acre of it to mow or pay taxes on. Mature timber, open ground, fruit trees, deer that come through like they own the place. Room to put up the hobby shop you have always wanted, run a few animals, or build the dream home right on the rise looking out over the marsh. In the meantime you have a well kept and updated 3 bedroom ranch, 1,160 square feet on the main with a full basement and a 24x24 detached garage, completely turnkey. Not a dollar has to be spent before you move in and start living it. Collins-Maxwell schools, and Ames, Ankeny, and Des Moines are all inside 40 minutes, so the quiet is yours without giving up a thing. All of this and less than a quarter mile on gravel. Ground like this, timber, water, a view, and public land out the back, almost never comes on the market here, and when it does it does not come at this price. Come stand on it once and you will not want to leave.
